What does TechScan USA do?
We document buildings and sites exactly as they exist using 3D laser scanning, then turn that data into as-built drawings, Revit models, MEP documentation, facade elevations, floor plans, deviation analysis and virtual walkthroughs. We also provide pre-drywall documentation for new construction and site surveying with GNSS control.
Where do you work?
We are based in Brooklyn and serve all five boroughs, Rockland and Westchester counties, Long Island, the Hudson Valley, New Jersey, Connecticut and Pennsylvania at standard rates, and travel nationwide for larger projects and portfolios.
How fast can you be on site?
Usually within 24 hours in the New York metro area, often the same day in Brooklyn. Deliverables typically follow in 2 to 5 business days.
How much does it cost?
Most work is priced per square foot, with the rate decreasing as the building gets larger. Send us the address, the square footage and what you need and we will have a firm quote back to you the same business day.
How accurate is your work?
Our point clouds hold a few millimeters across a building and every drawing or model is traced from that data, then checked against it. We include the point cloud with every project so you can verify any dimension.
Do you do design drawings?
No. We document existing conditions only. Your architect or engineer designs from our drawings and models, and we make sure the base they start from is right.
How accurate is 3D laser scanning?
Our terrestrial scanners capture points to within a few millimeters, and our registered point clouds typically hold 2 to 5 mm across a building. That is far tighter than any hand-measured survey and well within the tolerance for as-builts, BIM and fabrication.
How much does laser scanning cost in New York City?
Most projects are priced per square foot, with the rate dropping as size goes up. Access, building density and the deliverables you need (point cloud only, 2D as-builts, Revit model) all affect the number. Send the address and square footage and we will have a firm quote back to you the same business day.
What is a virtual walkthrough?
A virtual walkthrough is an interactive 3D tour of a property built from 360 photography and, in our case, laser scan data. You can move through the space, look in any direction, take measurements and share it with a link.
How is this different from a Matterport tour?
Camera-based tours are great for visuals but their measurements are approximate. Our walkthroughs are built on survey-grade laser scans, so dimensions are accurate enough for design, fabrication and construction, and the same visit can produce as-built drawings and a Revit model.
When is the right time to scan?
After rough-in inspections are complete and before insulation and drywall begin. That is usually a window of a few days. We can schedule on short notice so the crew never waits on us.
Does this slow down the schedule?
No. Scanning does not require power, Wi-Fi or clearing the trades. A typical home is captured in a few hours and the drywall crew can start the next morning as planned.
How much do as-built drawings cost?
As-builts are priced per square foot and the rate goes down as the building gets larger. The level of detail and the number of sheets also matter. Send us the address, the square footage and the sheets you need and you will have a quote the same business day.
How accurate are your as-builts?
Every drawing is traced from a survey-grade point cloud that holds a few millimeters across the building. That is far more accurate than any tape-measured survey, and we include the point cloud so you can verify any dimension yourself.
What level of detail do you model?
Anything from LOD 200 massing to LOD 400 coordination models. Most renovation projects land at LOD 300 for architecture and structure with LOD 300 to 350 for MEP.
Do you work in our Revit template?
Yes. Send your template, families and naming standards and we model directly in them, so the file is ready for your team the moment it arrives.
Can you document systems above a finished ceiling?
We document everything visible or accessible. Where ceilings are closed, we capture through access panels and ceiling tiles that building staff remove for us. For new construction, pre-drywall scanning captures everything before it is covered.
Do you size and elevate the pipes and ducts?
Yes. Sizes and bottom-of-duct or centerline elevations are measured from the point cloud and noted on the drawings or carried in the Revit model.
Is a scan required for a FISP report?
No, but it makes the inspector's job faster and the report more defensible, and it gives the owner a quantified basis for repair bids. Many QEWIs now ask for scan-based elevations as the starting point.
Do you need scaffolding or a drop?
No. We capture from the street, roofs and neighboring properties. Close-up inspection still happens under the QEWI's direction; our data gives them the complete picture to work from.
How quickly can I get a floor plan?
We can usually be on site within 24 hours and deliver the plan within 2 to 3 business days. Rush service is available.
What does a floor plan cost?
Plans are priced by square footage and level of detail. Send the address and we will quote the same business day.
What tolerance can you measure to?
Scan data resolves surfaces to a few millimeters, which is tighter than typical flatness and plumb tolerances in construction specifications.
Can you compare the scan to our Revit model?
Yes. We align the point cloud to your model and report deviations element by element.
Do you provide boundary surveys?
Boundary and title work requiring a licensed signature is completed with our Professional Land Surveyor partner. Ask us and we will scope it together.
Can you tie building scans to site coordinates?
Yes. We set GNSS control at every site so the point cloud, the as-builts and the site plan all share one coordinate system.
Still have a question?
Call us or send a note. We answer every inquiry the same business day.
